Client in profile – Caribbean Park

McKenzie Ross Insurance broking & risk management

Caribbean Park are fast approaching practical completion of their first office project, a twin building of 16,000sqm office space as part of their master plan to develop a business centre in the south east. The office park will complement their already state of the art warehousing and distribution park on the same site.

Over time, more than 40 office buildings are planned for development in Scoresby under a comprehensive plan designed to create a “docklands of the south east”, transforming the area into a new environmentally friendly suburban business park.

Approximately 50% of the new buildings will be leased when the first tenants move in in September. Ben Spooner of Caribbean Park has said the lease commitments are an exciting step forward in creating what is intended to be one of Melbourne’s premier suburban business parks.

“We’re realising our vision for Caribbean Park, which is to create a next generation workplace less than 30 minutes’ drive from Melbourne’s CBD. We said all along we needed the right covenants and these are exactly the cornerstone transactions we were hoping for.”

The 35 Dalmore Drive development provides large and flexible floor plans comprising 1938-1944 sqm, provides collaborative workplace settings and multiple breakout spaces. The site also offers direct access to the Eastlink Motor Way.

The next phase of development includes up to 230,000sqm of office space around Lake Caribbean, nestled amongst Wi-Fi enabled parkland, providing opportunities for tenants to embrace a workplace that encourages increased productivity by providing an inviting and inspiring place to work.

“The parkland setting is a real differentiator, providing a level of amenity not presently available in other city or suburban office precincts – we are offering more healthy green space for staff than anywhere else; a two bedroom apartment worth of green space for each person in fact”.

The intention is to provide a connected green network where people can conduct outdoor meetings and walk, run or ride a bike a lunch with end of trip facilities back at the office.
